Dear Friends and Supporters,

This past year was momentous for FCDC, we marked our 20th year in operation, transitioned to new leadership, expanded our outreach efforts, and continued to build upon the success of our housing development, construction, and rental portfolios. The ability of the FCDC to innovate and continue to expand during the COVID-19 health emergency speaks to the strength of our staff and the leadership of our Board of Directors.

Looking back at 2020, we have much to be proud of. 

  • Our Housing Counseling team led by Charia Jackson, quickly adapted our educational offerings and counseling programs, providing assistance and guidance to over 229 households in Frayser. (*Look for an in-depth report on our Housing Counseling later in the month.)

  • We have added more rental homes for Frayser families bringing our current total 116 rental homes. Even during the pandemic our Property Management team, led by Michelle Lucas, has done an extraordinary job of maintaining 97% or better occupancy throughout the year.

  • The Frayser CDC’s Construction team led by Sam Marsh completed construction on 7 new homes in 2020, as well as 10 rehabs on previously blighted homes.

  • Despite the economic and health crises we faced communally this past year, we sold 9 new homes to first time homebuyers, and Frayser saw home values rise a remarkable 18.6%.

Additionally, during the COVID-19 health emergency the FCDC able to offer direct financial assistance to Frayser residents for the first time through the Tennessee CARES Act. This federally funded program allowed the FCDC to provide more than $286,000 to 168 households in need of assistance with rent, mortgage, and utilities.

In 2021, the FCDC will implement our new community outreach and connection program, aptly named Frayser Connect. Frayser Connect will link various services, programs, and organizations in the Frayser community and gather community input on important community topics, initiatives, and proposed legislation. We also plan to build at least 10 new homes, complete 10 rehabilitation projects, and our Property Management team is currently working to acquire a multi-family apartment building, so that we can provide additional affordable and safe rental units to the Frayser community. We look forward to this new year with great optimism for our future and the future of Frayser.
